currently manages over 100 student houses, to accommodate groups
of 2, 3, 4, 5, 6, 7, 8 and 9, details of which follow, together
with a map. We try to offer
the best possible facilities in our student accommodation and
endeavour to ensure that they are furnished to a good, clean
standard. Electrical appliances and wiring are checked
annually. Gas appliances and boilers are checked and
serviced annually and tenants are issued with copies of the
Safety Certificates. All properties are equipped with a
fire blanket and smoke alarms. Lounge suites, beds and any
other upholstered furniture carry a valid label stating that the
item is fire resistant in accordance with Government
regulations.

exceptions, all our houses contain the following:-

We offer a full support
service and endeavour to sort out any maintenance problems as
quickly as possible. During the initial period of the
tenancy cleaning and maintenance work will be carried out on the
properties. Because of the quick changeover of tenants and
the fact that some houses need more work than others we do
not guarantee that your house will be in pristine condition with
everything in working order when you move in.
However, we do guarantee that all necessary repairs will
be carried out as quickly as our workmen, who will all be
working flat out, can attend to them. You will not be able
to move in during the first week i.e. if your lease starts on 9th
June, you will not be able to collect your keys until 16th June.
Houses are checked and cleaned during this period and they need to
be empty for this. During
the initial two months of your tenancy when
work is possibly being done at the house, you must bear in mind
that workmen will be coming and going.. They will be busy and will
not always be able to give you prior notice of their visits, so
you will have to be prepared to put up with this. They will,
however, always knock before going in and will not call at
anti-social hours. Houses are also routinely checked every
three months for possible problems and you will receive
notice of this in writing. Grass is cut monthly in summer
and weeding and tidying attended to when necessary. We
are an agent fully recognised and accredited by Canterbury City
Council.
All houses require
guarantors. Each tenant is required to provide us
with an address of a Guarantor (normally a parent) who is prepared
to guarantee both the individual tenant's share of the rent during
the duration of the agreement, and also any liabilities or
expenses arising which are attributable to the tenant. In order to avoid having to pay Council Tax,
all tenants must be full time students and will be required to
submit an exemption certificate available from the University authorities.
All members of
each group will jointly sign the Agreement. This means that
all members are jointly responsible for the total
house rent as stated on the Agreement. If, for instance, one
member dropped out during the year, the full rent for the house
would still be due. In this example the "drop out"
would be required to continue to pay rent until a replacement
tenant was installed. We would endeavour to assist with
this. In the event that the "drop out" refused to
co-operate, the remaining tenants would be responsible for chasing
this person and paying rent until a replacement tenant was found.
It is, therefore, very important that you are careful about whom
you choose to share with, that you all get along and that you can
all afford the rent.
